I’ve watched a lot of agents start in this business, and the ones who don’t make it usually have something in common. It’s rarely a lack of talent or effort. It’s that they tried to do it all alone, learning every lesson the hard way, one expensive mistake at a time. The agents who break through almost always had someone guiding them.
So let’s talk about why that matters, and how to find the right person.
A good coach saves you years. Every mistake you make in real estate costs you something: time, money, or a client who won’t come back. A mentor who’s already made those mistakes can steer you around them before they happen. That’s the real value, not just motivation, but compressed experience.
What might take you three years to learn by trial and error, the right coach can teach you in three months. You’re not paying for cheerleading. You’re paying to skip the slow, costly part of the learning curve.
Accountability is the part you can’t give yourself. It’s easy to set goals. It’s hard to hold yourself to them when no one’s watching, and there’s no boss checking in. A good mentor does what you can’t do for yourself: they expect something from you, and they notice when you don’t deliver.
Outside accountability is often the difference between an agent who plans to prospect and an agent who actually does it. Most of us work harder when we know someone we respect is going to ask how it went.
Not every coach is the right coach. Here’s where agents get burned. There are plenty of people happy to take your money for generic advice that sounds good and changes nothing. A real mentor has actually done what you’re trying to do, recently and in a market like yours, not twenty years ago in a different world.
Look for someone still in the business, someone whose results you can see, and someone willing to get specific about your situation instead of handing you the same script they give everyone. If the advice could apply to any agent anywhere, it isn’t really coaching.
The best mentorship is built into where you work. You can hire a coach, and many great agents do. But the most natural form of mentorship is being on a team where it’s already part of the culture, where seasoned agents and team leads are there to answer the questions you've never faced before.
When guidance is built into your day instead of being a call you book once a month, you grow faster. That’s a big part of how we’ve structured our team. You still run your own business, but you’re never stuck figuring out the hard parts by yourself.
So if you’re early in this business, or even a few years in and feeling stuck, the move isn’t to grind harder in isolation.
